BASIC DRY-IN PACKAGE: (All framing lumber kiln dried 19% moisture content and grade-marked.) Southern yellow pine (SYP) and Spruce, Pine, Fir (SPF) Only.

1. Floor Framing:
   A. Flooring System in Two Story Models only.
   B. Floor joist or floor trusses sized and spaced per plans, SYP.
   C. ¾” CDX Plywood tongue & groove subflooring, cross bridging. construction
   adhesive.
2. Exterior and Interior Walls:
   A. 2” x 4” studs 16” on center- (SPF), stud grade.
   B. All exterior and interior walls with double top plates and single bottom plates.
   Exterior wall top plates shipped loose. All plates on concrete slab are .40 pressure treated. Headers for door and window openings-SYP, sized per plans.
   C. 5/8” Rough Sawn Pine Siding factory applied on some models; ½” insulated sheathing is standard.
   D. Models w/o Pine Siding shipped with ½” CDX Plywood exterior sheathing factory applied.
   E. Interior partitions – 2” x 4” studs @ 16” on center SPF, stud grade with engineered headers per plans.
   F. Beams, deadwood nailers, and blocking- included.
   
3. Roof System:
   A. Manufactured roof trusses engineered per plans, SYP-24” O.C., roof pitch per plan
   B. OR Rafters and ceiling joist ILO trusses, pre-cut on one end per plans, #2 SYP.
   C. 5/8” CDX Plywood roof sheathing with ply clips.
   D. 15# felt paper.
   E. 12” overhangs-standard.
4. Gable Ends:
   A. One-piece gables with studs @ 24” OC with 5/8” Rough Sawn Pine or 7/16” OSB sheathing factory applied on gables less than 34’ and roof pitches of 6/12 or less.
   B. Gable overhangs where shown on plans, factory assembled, open ladder frame with 2x6 sub-fascia board.
5. Windows:
   A. Vinyl SH or DH windows – Factory installed where feasible.
   B. Grilles between the glass, when shown on plans, are colonial style.
   C. Full window screens included.
6. Exterior Doors and Frames:
   A. Metal clad with polyurethane core, weather stripping and bored for locks.
   B. All side lights for exterior doors to be 12”-wide, metal insulated, with glass and grills per plan.
   C. Lower Level (Basement) exterior doors are included for split foyer and split-levels only.
   D. Door units include jambs, metal sills and brick molding only. Exterior decorative trims not included.
   E. Sliding patio doors are vinyl, single slide, with tempered insulated glass, screens.
   F. Frame only for overhead garage door, including wood jambs and brick molding.
7. Stairways:
   A.Temporary to permanent stair material to the upper level is included on two story models.

Any excessive materials shipped to builder due to Engineering, Estimating or Shipping error is the property of the Supplier and no credit will be allowed for materials when returned.

All architectural plans and specifications must be reviewed by your local building code and zoning officials to insure compliance. Modifications and engineering stamps that are required to meet local codes are NOT INCLUDED. All architectural plans and specifications must be approved prior to commencing construction.
